Guests have reported objects moving, chairs being turned upside down, and TVs turning on and off by themselves. Staff and investigators have also reported shadows, orbs, and mists appearing in photographs, along with sounds of children laughing and the smell of cigarette smoke. Guests and investigators have reported seeing orbs and shadowy figures in photographs, as well as apparitions and shadows in the hallways. Reports include disembodied sounds such as children laughing in empty hallways, sounds of crying, and conversations. Objects are said to move on their own, doors may open or close, and in one specific report, chairs were found turned upside down in guests' rooms. Some reports mention feeling a sudden chill or an "icy grip". Guests have noted televisions turning on and off and even the smell of cigarette smoke in certain areas of the inn. One of the widely reported spirits is Madeline, a woman who is believed to be connected to a fire that previously destroyed the building. Another alleged spirit is a nurse who is said to tend to a spectral patient on the third floor, reportedly becoming annoyed when guests lie on her patient's side of the bed. There is also a story of a firefighter who died falling during the fire that destroyed the original Swan Hotel building.
