Guests at the Leland House in Durango, Colorado, have reported paranormal encounters, including sightings of a woman in an antique dress and strange unexplained occurrences in the rooms. A number of guests claim to have seen a woman in an antebellum dress, described as a ghost-like image. One guest was disturbed by tapping sounds and an unnerving feeling of not being alone. Guests have also experienced unexplained, extreme drops in temperature. An ashtray vanished from a room, while a bottle of water mysteriously appeared on a coffee table. A chain lock that was secured the night before was found unhooked in the morning. In addition to the ghostly figure, guests have reported seeing strange orbs of white light. In one instance, an orb zipped rapidly across a room before a guest could move again. Orbs have also been captured in photos taken by guests.
